Guardian Promotes its Contributory Mortgage Scheme

Guardian is pleased to advise that the BRB Mezzanine Fund No. 5 was completed in late October 2006 following the sale of “Silver@TheExchange” for $23,340,000 to Reed Funds Management. The property is over 95% leased to major tenants such as Gold Coast City Council, IBM & Aon Insurance.

 

Investors contributed $5,000,000 to the Scheme and received a return of 14% on funds invested plus return of their capital in full.

Guardian has recently approved a loan facility of $6,450,000 for Scottsdale Homes No. 3 Pty Ltd to construct 54 townhouses known as “Rosegum Villas” at Redbank Plains Queensland. The loan facility is for a nine (9) month term offering investors a fixed rate of return of 10% per annum, payable monthly in advance.

Loan to value ratio “on completion” is 66.6% based upon a recent valuation from an approved Guardian valuer. Construction drawdowns will be approved by a recognised quantity surveyor on a cost to complete basis and the builder has had many years experience in this type of development.

The developer has successfully completed a number of similar projects over the past few years and has over 30 conditional contracts of sale in “Rosegum Villas” and they expect that the project will be sold out prior to completion.

We anticipate that the loan facility will be drawn down by the end of November 2006 and are seeking applications from Investors who wish to invest in this project. Investor funds will be held in a trust account earning interest at current rates pending loan drawdowns by the developer.

We are seeking investors looking for returns above 9.5% per annum secured by registered first mortgages from experienced property developers and backed by the lending experience of Guardian directors.

Investor funds will be held in a bank trust account earning interest pending allocation into an investment of the investors choosing.
