SMSF Property Fund

The SMSF Property Fund is a registered managed investment scheme ARSN 159 753 474 suitable for all types of investors including Self-Managed Super Funds.

The Fund is designed to allow investors to become proportional part owners of various development projects managed by property professionals with Guardian Securities acting as the Responsible Entity for the Fund.
The feature of this Fund is that each project is a stand-alone entity with all of the project development’s assets owned by a Special Purpose Vehicle (‘SPV’).

SMSF Property Fund creates unique classes of Units specifically for that SPV and the funds raised from Investors for that class of Unit are used to subscribe for shares in the SPV. These shares are beneficially held in trust by a Custodian for the Investors.

The SPV completes the development and the profit via SMSF Property Trust is distributed back to the Investors.
The SMSF Property Fund Part 1 PDS is generic in nature outlining the structure of the Fund and has the required benchmarks and disclosure statements required by the regulators.

The SMSF Property Fund Part 2 PDS is project specific and allows potential investors to consider each offer on its merits and to determine whether it suits their investment profile and risk strategy.
